Southworks has been shortlisted in the category Best New-Build City at OAS Awards. 

Southworks is located in Southwark in an area with a strong industrial legacy and a history to be inspired by. The seven storey 70,000 sqft scheme, which completed in June 2021, has state-of-the-art facilities, bringing together technological and natural features to create the optimum space for employees and the environment. The building balances matters of scale, material quality and functionality to create a building that has its own distinct architectural style while sensitively cohabiting with its surrounding heritage context. To add to the building’s appeal, its design is inspired by a warehouse aesthetic, which is achieved through several high-quality design and specification details, including a stunning double height entrance formed from handcrafted Italian glass bricks.

Its technology-first approach and number of integrated design and management features provide a responsive and productive environment that enhances users’ wellbeing and improves its sustainable credentials. 

Sustainability considerations were considered at every step of our development cycle. After initially targeting a BREEAM Excellent rating, Southworks has recently achieved Outstanding. This is a significant achievement, propelling Southworks into the top 1% of sustainable office buildings. Southworks’ demand-driven technology acts on the real time data which leads to much greater energy efficiency and dramatically decreases the operational carbon of the building.

Global plant-based company Upfield signs lease for 10,000 sq ft of office space

Southworks sets a benchmark for sustainability and ESG in commercial office developments 

Southworks, the landmark smart office building in London developed by MiddleCap, has signed sustainable food pioneer Upfield as its second tenant. 

The plant-based consumer goods company has signed a lease for 10,000 sq ft of the new development, encompassing the entire fourth floor and adjacent roof terrace. 

Upfield selected Southworks to align with its purpose of delivering a better plant-based future for people and planet. As the largest plant-based consumer product company in the world, the move will support the company’s aim to be carbon neutral by 2030, including a 25% reduction in total footprint. Its team will move into Southworks this summer. 

Developed by MiddleCap and designed by SPPARC, Southworks is a seven-storey, 70,000 sq ft scheme located on Rushworth Street in Southwark, close to Borough Market. 

The building was named “the smartest office in the world” at the Real Estate & Building Futureproof awards, as it brings together technological and natural features to form a landmark post-pandemic, future-proofed office. Sustainability and wellbeing factors were prioritised throughout design and construction to create an optimum space for companies, employees and the environment. 

Southworks became the first UK building to achieve the Smart Building Certification Platinum certificate, only the second globally, and has recently also been certified as BREEAM Outstanding.

The new building features a number of technologically innovative measures (more info below), which when combined with high-quality architecture and design elements, create a responsive and productive environment that enhances users’ safety and wellbeing.

Smart features

Embedded with an Internet of Things (IoT) technology developed by Dutch proptech company bGrid, Southworks features a central sensor platform functioning as the building’s ‘brain’, with the sensors plugged into the HVAC system and lighting controls. The system also measures other environmental variables such as internal and external air quality, density, occupancy and noise levels.

The use of smart sensors and IoT-based technologies helps to ensure air, water and electricity resources are delivered cleanly and efficiently throughout the building, therefore reducing energy use and maximising environmental performance.

The office building is also equipped with the global tenant engagement platform OfficeApp’s smartphone app, which provides the building’s tenants with seamless access to a variety of services and amenities, including on-demand desk and room booking, F&B ordering, community engagement, issues reporting and communications. It enables touchless building access, live occupancy, environmental and air quality information and contactless temperature and lighting controls.

Global consultancy firm Steer signs ten-year lease for over 17,000 sq ft of office space

Southworks sets a benchmark for commercial office developments as we look to a 
safe and social return to the office

MiddleCap has secured Steer as its first tenant for Southworks, the landmark smart office building in London. 

The consultancy firm has signed a ten-year lease for over 17,000 sq ft of the new development, including part of the ground floor and the entire first floor. 

Steer selected Southworks as part of its commitment to being net zero by 2025. The building, which has been named as “the smartest office in the world” at the Real Estate & Building Futureproof awards, brings together technological and natural features to form a landmark post-pandemic, future-proofed office. Sustainability, natural elements in combination with latest technology prioritise wellbeing and enhance an optimum space for companies, employees and the environment. 

Steer, which comprises commercial, economic, technical and planning consultants, will be moving its team of over 200 London-based consultants into Southworks from early 2022, having previously been based in Upper Ground, Southbank.

Last year MiddleCap purchased the 1970’s office building located on the north bank of the River Thames in the City of London overlooking landmarks such as the Shard and Tower Bridge in the East, the City and St. Paul’s Cathedral to the North and West. The unique location, the potential of the building and an existing consent were the key reasons for this, our second London acquisition. We are now working with Eric Parry Architects on further improving the design of the building and taking the next steps to bringing this project to life.

The 11-storey scheme proposes 131,000 sq ft of offices, 10,000 sq ft of restaurants, external terraces and a rooftop public viewing garden.
